A quick glance at the numbers associated with California's housing shortage tells us that something drastically different must be done if we are to find a way out of this crisis. The lack and cost of development-grade land, materials cost and local zoning regulations are all contributing factors. The obvious need to generate more housing stock, at a more affordable price point and in a reasonably aggressive timeframe, have led us to conclude that the adaptive reuse of existing structures and the introduction of efficiencies in unit size and layout is the viable path forward to creating this desperately needed housing.
Our model centers around the identification and acquisition of commercial structures ideally suited to adaptive reuse conversion. By utilizing existing structures such as hospitals, schools, offices and former warehouses, we are able to generate significant cost savings in permitting and fees, materials, land, and building costs. These savings are invested in creating inviting aesthetically pleasing living environments that can be marketed to both subsidized and market rate renters.
By utilizing this approach, we are able to create significant levels of density while using the existing structures and infrastructure to minimize the environmental impacts of development within our communities. The ability to deliver a housing product of up to 100 units in 6-12 months is a vast improvement in time savings versus the standard 2-4 years that ground up new construction can take. These savings translate into affordability to the end user, our tenants.
The goal of The Urban Company and our development partner, Blue Nile Properties, is to empower local development efforts in creating the necessary housing density and affordable housing stock that Los Angeles so desperately needs.
